Looking for an apartment in New York City can be a challenge.  Many buildings have exclusive arrangements with real estate brokers, and anyone who rents an apartment is required to pay a fee.  Broker fees are expensive, and usually range between 10% and 15% of one year’s rent.  For an apartment that costs $2000 per month, the typical broker’s fee would be about $3600!

Fortunately, there is no need to pay a broker’s fee when you are renting an apartment.  Difficult economic times and an excess supply of new buildings in Manhattan and Brooklyn have pushed down rents and forced landlords to advertise in order to find new tenants.  Unfortunately, most real estate brokers in New York still charge tenants a fee.
