Looking for an apartment in New York City can be a challenge. Many buildings have exclusive arrangements with real estate brokers, and anyone who rents an apartment is required to pay a fee. Broker fees are expensive, and usually range between 10% and 15% of one year’s rent. For an apartment that costs $2000 per month, the typical broker’s fee would be about $3600!
Fortunately, there is no need to pay a broker’s fee when you are renting an apartment. Difficult economic times and an excess supply of new buildings in Manhattan and Brooklyn have pushed down rents and forced landlords to advertise in order to find new tenants. Unfortunately, most real estate brokers in New York still charge tenants a fee.

February 4th, 2010The Financial District of Manhattan, sometimes referred to as FiDi, is a popular residential area that is close to many large banks, law firms, city agencies, and financial companies. Many subway lines run through the area, making it convenient to get to any part of midtown Manhattan in less than 15 minutes.
For about $3200 per month, you can rent a 2 BR apartment in a full -service doorman building. For approximately $2800 per month, you can rent a large 1 BR apartment in a full-service building, and get one month’s rent free when you sign a one-year lease.

February 1st, 2010Gramercy Park and the surrounding neighborhood is on of the most sought after residential locations in Manhattan. Restaurants, coffee shops, fashion boutiques, and antique stores line the streets. The area is less noisy and has less street traffic than many areas of Manhattan.
A studio apartment in the Gramercy Park area typically rents for about $2000 per month. For about $350,000 you can buy a large studio apartment in a doorman building. Given today’s low mortgage rates, if you can pay the 20% down payments then you should consider buying an apartment.
